How I Get A House Ready for Sale...the interior

     This is the second part of "How I Get A House Ready for Sale".  In this part, we will look at the interior.  The carpeting is worn, and badly stained.  It is beyond cleaning, and keeping, so the first thing that goes is the carpeting.
      The next step will be to paint all the walls, and trim.  Since this is an empty house... with proper protection of myself and areas I don't want paint to land on, I can use a spray system to paint.  Which is a tremendous time saver.  Remember to use a neutral color.
       Next, in the kitchen, the cabinets are not in bad condition, so cleaning, and painting will be in order.  I will  use a good primer for the base coat of the cabinets.  Then use a paint recommended for cabinets for the final coat, or coats.  This is important, to avoid chipping with use.  Also, I will replace hinges, and the handles... it gives an updated new look.  The next step is to replace the counter top.  In high end homes, I will probably want to use solid granite.  But, an alternative for lower priced homes would be granite tiles, or formica, or other surfaces. When doing the counter, decide if the sink can be kept or not. The kitchen faucet needs to be replaced. The appliances are old, so the next step is to remove them from their spaces.  I am  having the new ones delivered and installed, so I don't trash them yet, because most installers will remove the old one for you.  I will move them to an adjoining room for now.  The kitchen floor is the next step. Ceramic tile is my kitchen flooring of choice.  Depending on the choice of tile, it can be very inexpensive when I install it myself.  After the counter is in, and I am working with the floor tile, I will decide on the tile for the backsplash.  In this case, I will use tile I picked up at a yard sale that only cost $12.00 for three boxes.  I will purchase a little more tile for accent, and can use something more expensive if I want, because of the cost savings on the other tile. The overhead lighting fixtures need to be replaced, and under cabinet halogen spotlights will be installed to provide task lighting, and make the kitchen sparkle.  Now is the time to install the new appliances.  The kitchen is finished, and  the house is already becoming very appealing.
