How Much to Offer?
Using the scenario of the house in my previous posts, ( see the entries below)
For the curb appeal the total came to $1,580. The interior total was $4,255. And the bathroom and finishing was $3,800. To see a breakdown of the costs click here.
But before you make an offer based on just what the fix up costs are, here are the other costs to consider.
$20,000 Profit (how much profit?)
9,635 Cost estimate for materials
600 Utilities (3 months)
2,400 Holding costs (mortg. and taxes 3 months)
600 Insurance (3 mo. builder's hazard)
300 Staging (for an open house)
100 Gasoline
200 Advertising (signs, flyers, ads)
100 Termite letter and other tests
3,000 Opps! Factor (things that are higher, or forgotten)
3,500 Closing costs (buyers, and sellers)
3,857 3% to account for the buyer's offer
6,245 Agent commission based on 5%

The maximum you should offer on a house that will list for $128,900, when completed, is $78,000, but start your offer at $72,000. The costs were based on doing the work yourself, and three months from start to closing. There are variables. Problems like termites, heating and cooling, and plumbing, or mold were not factored in to this scenario. Perhaps you won't spend $100 on gasoline, but maybe it will be more. Maybe you won't have to dip into the money for the Opps! Factor, but I already remembered that I didn't include the cost of light bulbs.
