Getting the Cha-ching Part 3

     Now that all the bling has been added to the home you are ready to let the world know you have the property for sale.  But how?  The first step is to take a lot of good digital pictures. If you would like tips on taking better digital pictures go to Digital Photography School, a blog by Darren Rowse.  Take plenty of pictures inside and out.  All of them don't have to be used, but you can choose from them for the best ones.  The pictures will be used in flyers, on internet web sites, sent in emails, and sometimes for print ads.  Also, don't forget before and after photos.  You did take before pictures didn't you? A camera and photos should be in your arsenal of investor tools.

     In trying to get the most profit from real estate, I always go with the for sale by owner method first.  After all, no one but yourself has more interest in getting the property sold.  In a hot market give the FSBO method 2-3 weeks.  In a slower market give 1- 1/2 months. We will talk about the next step in a future post.

     Next, using one or more of the pictures, make a flyer with great content. Be sure to include all the essentials such as number of bedrooms and baths, and special features.  I always list the asking price, and address.  Although I don't want listing agents calling, I always specify that I will work with buyer's agents, and offer an extra incentive.  That incentive may be an extra 1/2% offer above the going rate, or a gift certificate for a local mall.  The gift certificate is a great one when it is getting close to Christmas shopping time.  These incentives are usually with a time limit, such as closing within 60 days.  This flyer should first go by your yard sign, to give information about the property.
