Getting the Cha-Ching! Part 5

     Don't forget the neighbors.  They have been watching and wondering how it looks inside the house.  Maybe they have even been inconvenienced a little by work being done on the house.  In reality though you have improved the neighborhood, thus increasing the value of their homes.

     Use a picture or two and the description of the house and price, and distribute a flyer of your house to the neighborhood.  But, on this flyer give a referral fee, ($250-500 you decide the amount) to anyone that refers someone to see the house and they buy it.  This is paid at closing.

     Another thing you might do is to invite the neighbors  to the Open House that is scheduled.  These open house invitations can also be to near by neighborhoods.  Make up 500 and distribute them by hiring a couple trustworthy teenagers to distribute to each house.

     A social event?  A party for the neighbors is also something that could help to sell the house.  Remember the neighbors are not usually your buyer, but they are naturals to talk to others about the house, and how nice it was of you to have a party for everyone.  Refreshments can be simple, like cheese, crackers, pretzels, and beverages of your choice. Of course the main feature of the party is the house.  Give tours, and talk it up.

     Do you want to involve agents even though you are selling the house yourself?  Yes!  You want to include buyer's agents in your marketing.  Take a stack of flyers to real estate broker's offices.  Remember the most attention getting thing will be the higher commission or the incentive.  Make that a prominent feature on the flyer.
