Getting the Cha-Ching! Summary

     In this series, Getting the Cha-Ching, I have tried to give useful advise for getting your real estate sold.  In this post, I will give a summary of the points that have been discussed, and add a few more.
  •    Have one extra special feature to make your house stand out.
  •    The importance of curb appeal.
  •    Home staging to highligt the best features.
  •    Good digital pictures, that show off the home.
  •    Great content to be used on flyers and ads.
  •    Incentives to buyer's agents for the sale of your home.
  •    Places to list your ad on the internet.
  •    Where to distribute the flyers.
  •    Using the neighbor's to market your house, by incentives and invitations.
  •    Preparing and conducting the Open House.
       A few extra pointers to remember are:  when buying, be sure to pay attention to the condition of your neighbor's property.  You can make the house you buy be just wonderful, but it will be very difficult to sell if the neighbor's have trash sitting all over their property.  Also, if the neighbors have a barking dog, that anytime you are there in the yard, it barks constantly, that will be a deterrent.

     Consider having a answering system, so potential buyers can learn about the home by listening to a message, any time of the day or night.  There are a number of options available for an answering system.  If you just have one property once a year, you can just use your home answering machine.  But consider a company like:  http://www.voicenation.com/

     When setting up appointments try to set them up for a certain block of time, so you will have more than one person viewing the home at almost the same time.  For example schedule appointments 15 to 30 minutes apart.  Scheduling like this will create a little competition, and an urgency to act, without you being pushy.

     You may want to use a flat rate, minimum service listing for selling your listing.  Just be sure you know what is included, and what fees the company takes when your property is sold.  Having your house on the multiple listing service in your area is a great benefit.
