Getting the Cha-Ching! Summary

Consider having a answering system, so potential buyers can learn about the home by listening to a message, any time of the day or night. When setting up appointments try to set them up for a certain block of time, so you will have more than one person viewing the home at almost the same time. For example schedule appointments 15 to 30 minutes apart. Scheduling like this will create a little competition, and an urgency to act, without you being pushy.
You may want to use a flat rate, minimum service listing for selling your listing. Just be sure you know what is included, and what fees the company takes when your property is sold. Having your house on the multiple listing service in your area is a great benefit.
