Need Help in Managing Your Rentals?

Here are some helpful links of some online, and off line companies that offer services and resources to help you properly manage your rentals.  If you have been in the rental business very long, you know that the trick is, not to just get your unit rented, but to have good tenants that will pay on time, and take care of the property.

I have just discovered the site called Landlord Protection Agency, they are a paid subscription site.  What I see is a forum, some helpful articles, rental listing area, as well as a "want to rent" area, and possibly the most valuable are the forms for screening an applicant, the properly worded lease, and a tenant screening, and reporting service.  The service is included in the yearly fee, and the landlord can report deadbeat tenants, and report to credit agencies.  There is no additional set up or insepection of the landlord's business to use the service. Like I said, I just found this site, and have not used them.  It looks like it would be well worth the investment.

Another website, I have recommended before is Mr. Landlord.  The site is loaded with information, and services for the landlord.  I have heard the owner of the site, Jeffrey Taylor speak.  He is as entertaining as he is informative.  If you get a chance to hear him, take advantage of the opportunity.

If you live in the North Metro Atlanta area or North Georgia, a new company that handles some of the management tasks for you on a per need basis, is Investor Property Services.  One of their services is eviction notices.  Let them do it instead of you putting yourself at risk.

If you want to turn all your rental management needs over to a company to handle for you.  Two companies that come highly recommended are Crown Management, and Atlanta Realty and Property Management.  You will have to check with them on the area in Ga. they cover, and the costs.

If you want good educational products and classes, go to John Adams site.  He is also local to the Atlanta area, but speaks around the country.  John is an inactive agent, and foremost, a real estate investor.  He started his investing career as a young man, and built his wealth by buying rentals and holding them as rentals.  He practices what he preaches.

I hope the preceeding speedlinks help as resources for the buy and hold strategy of real estate investment.
